Ha! Good luck! We have crop land going for over $6000/acre, granted that isn't what you are probably looking for, but shit is expensive out here. The rest we've got covered. Hopefully by the time you retire shit will have stabilized.

As someone who finances a lot of cattle, hogs and dairy - me either.

I'm seeing some projections now that touch $3.30 range next spring.

Fat chance. The only way that'll happen is if the economy really does slam back into the double/triple/whatever dip in the recession it'll be on. I'veheard predictions of that happening end of this fiscal year as well. In which case, $3.30 corn will still be too expensive for the riff-raff.

Not any closer. Rogers is 45 min, owatonna is an hour. Although I suppose with traffic I get where you are going with that

Once out of the cornbelt, that can drop to $1500.

4-6k here in SW MI.

I'm currently looking to buy house/property... let me tell you that is going to hurt.

God Damn Chicagoans!

Those jack-offs and the corn subsidies have driven the cost of land up so high around here that it is nearly impossible to buy.

Depending on what you're trying to buy 12K isn't the top. I looked at a place 2 nights ago, 17 acres... $230K. 6-8k is the average tho.
All it had was what the realtor called a "nice water feature" aka a field drainage ditch.

Those estate sized parcels are ridiculous.

Yeah, I know of a few guys that have been offered $15k, and a couple parcels in Elkhart Co that have sold for $14k, but I'm not aware of much over that.

That's the problem... With the FIPs buying everything up, all the large parcels are being split into medium estate size properties. And the price jumps from 3-4K to $8K+ per acre.

It really makes it hard to buy.

About 20 years ago, my parents bought their place, a couple towns over, for like $800/acre.

How can they justify that increasing 10 fold?

My dad has the same profession and went to the sane college as me... the salary jump was no a factor of 10.

Needless to say... I want the gov to stop subsidizing crops so life will be affordable again.

And for the FIPs to head back to their cesspool.

Middle of country dont get snow every season reliably but what you want is...
in Illinois believe it ir not. World record sized bucks come from the Illinois River valley.
World-class duck and goosehunting too but...its all commercialized. Can you sell a couple C.G. cutters and a barge? Cheap? lol

On serious note: Look around Havana or Canton, Illinois.

AB, Ohio and Illinois are two states I'd never live in.

Northern Arkansas or Missouri have always been places I'd like to visit. Stoked about seeing Kansas this winter.
